Lumen Condominiums

    The interiors for the 18 residences at the Lumen were crafted to optimize the available floor space, the circulation in the apartment and the views of the city. Among the 18 units, there are six unique kitchen designs. All of the kitchens employ a great room concept by including kitchen, dining and living room within one large space. This concept reduces circulation space, and increases the usable space making the residents more livable for city apartments.  Large kitchen islands are designed in all cases with elegant European style cabinets, waterfall countertops, and elegant tile back splashes. The penthouse apartment enjoy the largest of the great room ensembles with French doors that opens to the roof terrace and panoramic view of the city beyond.


    Lumen Condominium was recognized by Delta Associates as “Best Boutique Condominium in Washington DC / Baltimore area” in 2016.

      Renovation to an existing 1980's office building entry lobby, Silver Spring, MD


      The specific challenge for this design was to incorporate the existing lobby vaulted ceiling and the existing marble floor into an entirely fresh modern and welcoming lobby. The design concept removed existing decorative columns  in order to allow the view of the park beyond to enter the lobby. Combined with fresh white ceramic textured walls, black granite trim and a  new lighting solution, the new "park view" lobby becomes a bright welcoming entry foyer for the building. The addition of a recessed TV wall, seating group, and custom design carpet tile "rug" help make this space a comfortable "indoor/outdoor" room to enjoy. 


      The results of this transformation belie the modest budget that created it.
